Hello Sunday.
April 27 2025
$97.5 million. That’s the projected total cost of Promontory, the mixed-use development along Metcalf Avenue in Overland Park, now entering its second phase. Allow us to introduce to you SERV — a new pickleball, bar + entertainment venue. And no, it’s not another Chicken N Pickle concept.

KCtoday spoke with Cary Taylor, a consultant on the SERV project. “That’s one of the things we’re trying to change from people’s perspective,” Cary said. “There’s actually a little bit more going on.”
Let’s spot the differences:
- Six indoor pickleball courts
- Two outdoor courts with seating
- Seven shipping container kitchens
- A performance stage
- Large TVs for sporting events
Talk aesthetics to me
SERV is an open concept venue with modern, sleek gray + wood finishes. String lights hang over ample green space and shaded seating.
There will be no gate fee to enter. | Rendering via Confluence
Why pickleball?
“It’s extremely popular throughout the Midwest and compliments everything else going on at the corner of 91st,” Cary said. The goal of Promontory’s second phase is an interactive concept with a food component — something that does not currently exist in northern Overland Park.
The project already includes 300 apartments (phase two will add 100 more), restaurants like J. Gilbert’s and Bo Ling’s, Upgrade Group Training, and KC Wine & Spirits.
Food + stage
SERV will own and operate all of the concepts inside of its venue (unlike the Iron District). Anyone can walk in and enjoy one or more food concepts. All of the menus were just finalized (no fine dining here), although specifics haven’t been released. KCtoday did find out one of the businesses inside will be a coffee shop, and bonus: it has a drive-thru.
As for the stage, the entertainment lineup won’t be discussed for a few more months. Developers were cleared by the City of Overland Park and are not worried about noise complaints given the direction of the stage.
Timeline
SERV should begin construction as early as tomorrow.
We know you’re the entertainment of your friend group. That’s why it’s up to you to introduce this new concept to them using our social share icons below.
